Getting ready to sell...

We're all familiar with the "hunt" for boxes and packing tape, but if you wish to see the sale of your home progress smoothly, there are a number of other matters which will require your attention.  Below is a check-list which will help guide you through this experience.

• Locate the survey or strata plan for your property

• Find your most recent property assessment

• Find your most recent property tax notice

• Get together your mortgage documents and lender information

• Assemble the last twelve months of your utility bills, heating, Hydro, water and garbage

• List of fixed items you do not want included in the sale, i.e. special chandelier

• Make an extra key for your front door and building door

• If you purchased your property new, any documents or brochures are helpful

• Attractive, exterior photos of your home in other seasons

• Get a copy of the strata councils most recent financial statements and budget and be sure that a balance for the reserve fund is included

• Find a copy of the condo's Rules and Regulations, Condominium documents and a copy of your suite's floor plan

• Find and keep copies of strata council minutes
